hello. i have a room for rent in the pomona area close to shopping areas and college. i am currently renting with my roommate, who will be staying, but i am moving back to the bay area. you will be taking over my lease which ends in july 2015 (3 months may to july). you can start a new lease after that if you would like. there will be no security deposit since i have already paid it :). please bring a proof of income so that when you apply at the office, it will be easy to complete. the month of april is already paid for so you can move-in anytime once the application is approved, no need to prorate the rent as i've already covered it :). i just need the paperwork to be completed by may 1st :).
i am prior military/air force and kept my room super clean!
my roommate would like to prefer to have a female roommate. but if you are a super clean and neat, she will consider having a male roommate.
about the room:
the apartment is located on the 2nd floor. the room will be empty and will have no furniture except maybe the a/c unit (read below).
the room is pretty spacious. i can fit a whole desk and a full size bed with a lot of room to spare for like a bookshelf, side table, etc.
the room does not have an a/c unit built-in like the master bedroom and living room but i did buy a portable one which you can see in the picture.
i bought it brand new around august-september of last year from home depot for about $320. i am willing to leave it for $200. it has a remote too. check out the ratings online.

about the apartment:
the room is located at el sereno apartment (2870 n towne ave pomona, ca 91767)
the apartment complex is a gated community and is super quiet. there is a laundry facility, swimming pool, and a bbq area. there is a lot of grass for pets.
there is plenty of parking and we have one covered spot that we barely use.
about my roommate:
she is currently going to graduate school and is very nice. we both are super quiet and do not have parties and such. she usually has only 1 or 2 friends come over to study.
the rental price is $680. with utilities like internet, electricity, and cable tv, it comes to about ~$730 a month. she takes care of paying the bills and stuff, i just give her a check each month. :)
if you are interested or have any questions please call, text, or email me asap! i will be available 95% of the time to show the room. i need to move to the bay area right away. this place is move-in ready as soon as your application is approved. :) remember to bring a proof income for the leasing office.

*update: dogs are ok. there is no weight limit but small to medium sized dog is ok for the size of the apartment. there is a $500 pet deposit and $50/mo per dog. no cats please. my roommate is allergic.
**i'm in the process of moving so there are some things left in the living room. we usually keep the apartment super clean and tidy. :)
just to recap:
1. the month of april is already paid for. no need to prorate the rent :). i just need the application/paperwork to be completed asap preferably by may 1. you can move-in right away once your application is approved.
2. there is no security deposit since i also paid it already. (big savings right here $$$)
3. you are only covering my lease from may to july (3 months). see it as a trial period. if you like it, you can renew the lease and also move in to the master bedroom.
